Watch out for these “cheap” quotes
- · Quotes under $2,000 — almost always house paint, not membrane
- · No mention of re-bedding the ridges — that’s where the leaks come in
- · No coating warranty in writing — means it’s not a Dulux Acratex system
- · “From” pricing without an inspection — bait pricing
- · Door knockers offering a “today only” price — never use them

Frequently asked questions
Three reasons: tile type, condition and coating system. A simple Boral tile in good nick is half the work of a chalky Monier needing 200 broken tiles replaced. And a $99/can hardware paint is a tenth of the cost of a Dulux Acratex membrane system. The cheapest quote almost never includes the same scope as the proper one.
Almost always a trap. At that price the job is a quick clean and a couple of coats of generic exterior paint. It looks fine for a year, then chalks, cracks and peels. You'll pay to do it again — properly — within three years.
Membrane coatings are flexible, breathable systems engineered to flex with the roof and let trapped moisture escape. Standard paint is rigid and traps moisture. Yes, the premium is worth it. The Dulux Acratex 15-year warranty only applies if you use the full system.
When the roof is structurally past saving. Sagging timbers, asbestos in the substrate, repeated leaks in different spots, mortar that crumbles to touch — these are signs replacement is better value. A proper inspection tells you which side of the line you're on.
Yes, and sometimes it's the right call. Re-bedding and re-pointing alone is usually $1,200 to $2,500 depending on roof size. If the rest of the roof is sound, that buys you another 5-10 years easily.
